Job description in Brief: Roles and Responsibilities

1. Knowledge of current rules and regulation of DCPR 2034.   2. Knowledge of directives u/s 79A of MCS Act 1960. 3. Understanding society’s requirement for pmc and accordingly issue them Expression of Interest and Quotation. 4. Experience in Reading Property Documents / Land records etc. required in redevelopment. 5. Basic Understanding of Legal Documents / Title Documents etc.  6. Follwup on approvals and nocs and documentation  for self redevelopment projects 7. Vetting of all approvals and nocs.  8. Preparation of PPT and present to clients. 9. Coordination with society members for Society Re-development. 10. Co-ordination with company’s professionals at various stages.

11. Co-ordination with project co-ordinaries working with the company.  12. Study of redevelopment project & their documents.

13. Feasibility report preparation.  14. Attending Society calls/queries for Redevelopment / PMC Services for Redevelopment projects.

15. Responsible for Filing and Retrieving of documents. 16. Responding to Client correspondences. 17. Prepare Project Reports / Feasibility Reports. 18. Presentations of Feasibility report to Society/ Clients. 19. Regular meeting with clients on Late evenings and Sundays also.  20. Reporting on Progress of project. 21. Preparing tender documents.  22. Approving the tender document from clients. 23. Studying the tender documents received.  24. Evaluating the tender details received.

25. Corresponding with bidders for shortfall of documents and reporting the same to client.

26. Managing, conducting and guiding Site visit of developer projects.  27. Interviewing bidders.  28. Preparing comparison statement

29. Preparing & presenting ppt on comparison statement.  30. Attending joint meetings of developer and client and writing minutes of the same.

31. Updating fortnightly on progress on each of the project. 32. Co-ordinating with society solicitor, society and developer to finalise documentation with them.

33. Vetting of documentations. 34. Preparing planning brief. 35. Co-ordinating with developer for planning.

36. Co-ordination with company architect for review on planning, Co-or donating meeting, etc. 37. Following up for approvals, verifying online approvals and reporting society accordingly. 38. Co-ordinating with engineer team during pre-construction & construction activities.

39. Arranging & attending regular meetings during construction with developer, society, engineer team, contractor, pmc architect, etc.

40. Monitoring the project progress as per milestones.

41. Following checklist at each and every stage.

42. Reporting to ceo / managing director of the company.

43. Follow the closure procedure as per checklist and guidelines.

Above work is described in brief but the total work varies from project to Project.
